Online Flat Fee MLS listing web sites sometimes advertise that you can “Purchase a Flat Fee MLS Listing” and once entered in the MLS the Listing Broker is out of the picture. To the contrary States have laws that require Listing Broker participation when another Realtor is involved in a property sale. An important fact for all sellers to be aware of is this; it is the responsibility of Buyer's agent to promote and protect the buyer's interest and the listing agent to promote and protect the Seller's interest.
